Here's how ASI approaches each sealcoating job:

  1. Evaluate the surface. The first thing we do is evaluate the current state of your asphalt surface. We'll look for cracks, potholes, oil stains or other damage that might need repair before a sealcoat application.
  2. Repair potholes.  Potholes can be repaired or patched prior to sealcoating, if you choose, to ensure your surface looks great and operates at this best.
  3. Clean the surface. Using brooms, brushes or power washers, We will clean the surface thoroughly to ensure the sealcoat can bond effectively. 
  4. Repair cracks and depressions. Cracks and depressions will be filled with a reliable mix to ensure extended asphalt integrity and durability.
  5. Clean oil spots and surface priming.  Sealcoating will not stick to vehicle pollutants of any kind. If we are unable to remove the oil, we may prime the surface to ensure that the sealcoat sticks to the asphalt surface.
  6. Apply the right amount of sealcoating. Usually if this is a first sealcoating, we apply two applications to ensure thorough penetration into the surface and a deep, protective coating. If this not your first time, you should only need one application.

Why do we do all that? 

Because we want your asphalt to last! Though we like your business, we really don't want you calling us for repairs unless you absolutely have to – and certainly not because of careless sealcoat preparation and application. We want your sealcoating to do its job. We make sure it's done right.

When should you sealcoat? 

If it is a new surface, you should not require sealcoating for 1-2 years.

Then every 2-3 years after the initial sealcoating, an additional application will help improve the surface appearance and maintain the lifespan and durability of the asphalt surface.  

The low cost of regular sealcoating can save you money in the long run. If you want to keep your asphalt surface smooth, functional, and attractive, and avoid or delay repair and replacement costs, sealcoating should be part of your regular maintenance plan.
