If your lot only receives light use, going three to five years between sealcoats should be acceptable as well.  A regular schedule of sealcoating prevents extensive damage and makes maintenance easier and more cost effective.  The best time to sealcoat in California is in the spring and summer. The weather must be dry and warm for sealcoating to bond properly to the asphalt.
